Homebuyer Consultation

Talk Through Your Plan to Buy a Home

A no-pressure conversation to find out exactly where you stand, and what your next step is.

A homebuyer consultation is a straightforward, no-pressure conversation about your readiness to buy: your goals, timeline, credit, savings, income, and which loan options actually fit. By the end you know exactly where you stand and what your next step is, whether you're ready to buy now or working toward it.

Prefer to just talk? Have Niko reach out.

Share your info and Niko will personally reach out to set up your consultation. Tell him a little about what you're looking for and the best time to reach you.

Why a conversation beats a calculator

Online calculators give you a number. They don't tell you what to do with it. Niko's approach is different: he asks before he recommends. The consultation starts with your situation and goals, not a product pitch, so the guidance you get actually fits you. And because Niko reaches out personally and comes prepared, you're not starting from scratch or repeating yourself. You're picking up a conversation already in motion.

Frequently asked questions

It's a conversation with Niko about where you are in the homebuying journey and what it takes to move forward. You'll talk through your goals, credit, savings, income, and loan options, and leave with a clear picture of your readiness and a concrete next step. No cost, no obligation.

Readiness comes down to a few things working together: steady income and documentation, manageable debt, savings for a down payment and closing costs, credit in good shape, and a clear goal and timeline. The Homebuyer Readiness Check, linked on this page, scores each area, and the consultation is where you turn that into a plan.

No. Neither the consultation nor the readiness check pulls your credit. The check uses your own self-reported answers, and the consultation is a conversation. A credit review only happens later, with your permission, if you decide to move forward toward pre-approval.

None. The consultation is free and there's no obligation to apply or work with Niko afterward. The goal is clarity. If you're ready, you'll know your next step. If you're not yet, you'll leave with a roadmap to get there.

Nothing formal is required to start. It helps to have a rough sense of your income, monthly debts, and savings, plus your goals and timeline. Niko will tell you exactly which documents matter when the time comes. Come with your questions; that's what the call is for.

That's one of the best reasons to talk. Niko works with plenty of buyers who are months out, and will give you an honest, judgment-free roadmap: what to build, what to fix, and when to revisit. There's no pressure to move before you're ready.

Niko is licensed in twelve states: Texas, Oregon, California, North Carolina, Florida, Minnesota, Washington, Alabama, Georgia, Iowa, Missouri, and Pennsylvania. If you're buying in any of these, he can help. Reach out and he'll confirm how he can support your specific situation.
